Refund Policy

At Allied Assets Limited, we are committed to maintaining a transparent and fair process for all applicants participating in our residential developments and Structured Home Payment Program (SHPP). This Refund Policy explains the circumstances under which fees and deposits may or may not be refunded.

1. Expression of Interest (EOI)

Submitting an Expression of Interest (EOI) is completely free and does not require any payment.

An EOI does not reserve a property, guarantee financing, or create any contractual obligation between the applicant and Allied Assets Limited.

2. SHPP Pre-Qualification Fee

Applicants who proceed to the Structured Home Payment Program (SHPP) Pre-Qualification stage may be required to pay a processing fee.

• The current Pre-Qualification processing fee is USD $100 (or the applicable amount communicated at the time of application).
• This fee covers administrative processing, eligibility assessment, credit evaluation, and other verification activities.
• The Pre-Qualification fee is strictly non-refundable, regardless of the outcome of the assessment.

3. SHPP Pre-Approval Fee

Applicants who successfully complete the Pre-Qualification stage may proceed to the SHPP Pre-Approval stage.

Where applicable, a Pre-Approval processing fee may be charged based on the approved financing amount or structured payment arrangement.

Unless otherwise stated in writing, processing fees paid during the Pre-Approval stage are considered administrative fees and are generally non-refundable once processing has commenced.

4. Property Reservation Deposit

Successful applicants may be invited to make a property reservation or commitment deposit as part of securing a residential unit.

Unless otherwise agreed in writing, the standard deposit requirement may be as low as 10% of the property purchase price for eligible USD-denominated Structured Home Payment Solutions, or the applicable percentage for local currency payment plans.

Refund of Deposit

• The reservation deposit is generally refundable if the applicant chooses not to proceed with the purchase, subject to the conditions below.
• If construction or project execution has already commenced, an administrative deduction of up to 5% of the refundable deposit may apply to cover processing and administrative costs.
• Refunds will be processed in the same currency in which the original payment was made.
• Refund processing timelines may vary depending on banking procedures and internal verification processes.

5. Situations Where Refunds May Not Apply

Refunds may not be granted where:

• False or misleading information was provided during the application process.
• Fraudulent documents or identity information were submitted.
• The applicant breaches the terms of the application or purchase agreement.
• The payment relates to administrative processing fees that have already been utilised.

6. Cancellation by Allied Assets Limited

If Allied Assets Limited is unable to proceed with a project due to circumstances within its control, eligible applicants may receive refunds in accordance with the applicable project agreement and prevailing regulations.

7. How to Request a Refund

Applicants wishing to request a refund should submit a written request containing:

• Full Name
• Email Address
• Application Reference Number
• Property Applied For
• Reason for Refund Request
• Supporting Payment Evidence

Refund requests will be reviewed by our customer support and finance teams before processing.

8. Processing Time

Where a refund is approved, processing generally takes between 14 and 30 business days, depending on payment method, banking procedures, and applicable verification requirements.

9. Changes to This Policy

Allied Assets Limited reserves the right to amend this Refund Policy from time to time. Updated versions will be published on this website and will become effective immediately upon publication unless otherwise stated.
